Upper Building	2-bedroom villa with living room. Master bedroom with king bed, wardrobe, dressing table, and ensuite bathroom. Second bedroom with 3 single beds (no bathroom). Living room with sofa set and smart TV. Dining area with table, chairs, and refrigerator. Designated cooking and BBQ area.
Lower Building	1-bedroom with living room. Bedroom with king bed, wardrobe, dressing table, and ensuite bathroom. Living room with 3-seater sofa and smart TV. Fully equipped kitchen with cooking gas, microwave, plates, spoons, cups, cooking pots, and traditional utensils.
Third Living Room	Additional separate living room with sofa seating. Maximum overnight capacity: 12 guests only.

Terms & Conditions

Payment & Check-in

The remaining amount (if any) + security deposit must be paid upon check-in
Upon arrival, ask the employee for a tour of the place, check the cleanliness and sterilization yourself, and if you have any comments, inform him immediately
You must notify the employee before departure to hand over the key and receive the security deposit
In case of departure before the employee arrives, the security deposit will be fully deducted, and guests are responsible for any damages resulting from leaving doors open

Prohibited Actions

Preserve the property, and do not be careless while using the contents
Do not put soap and dirt inside the swimming pool
Do not leave children alone inside or around the swimming pool (your children are your responsibility)
Do not light fires in places other than those designated for barbecue
Do not smoke inside the rooms and do not throw cigarette butts inside the farm (fine of 300 AED)

Additional Fees & Penalties

Additional fees will be charged if the property is left excessively dirty (500 AED)
Check-in 03:00 PM Check-out 11:00 AM (500 AED fine for late check-out)
Smoking inside rooms: 300 AED fine

Cancellation & Date Change Policy

This reservation is non-refundable and cannot be cancelled under any circumstances
In case of no-show, the full amount will be deducted
To change the date, you must contact us 48 hours before the arrival date, and a change fee may be applied

Security Deposit

A security deposit must be paid upon arrival and will be refunded upon departure after verifying compliance with all terms and conditions
Mandatory 1000 AED security deposit upon check-in

Our team is available for any service 24 hours
It is important to notify staff before arrival as there are no permanent staff at the farmhouse
Farmhouse management and operating company are not responsible for any missing items. Please take care of your belongings
By submitting a deposit, you confirm that you have read, understood and agreed to all these details. The operating company and owner are not responsible for your misunderstanding of this matter
